2027 BAH rates: release date and what to expect

DTMO has not published 2027 BAH rates yet. New rates normally come out in December and take effect on 1 January 2027. This site will carry the full 2027 tables for every duty station and pay grade as soon as they are released.

When are 2027 rates released?

Rates take effect on 1 January. For 2026, the rate files in DTMO's download are dated 9 December 2025, and DTMO's BAH primer places the release in December, after the services review the rates computed from the spring and summer rental survey.

How much have rates changed in past years?

DTMO's BAH page notes that rental prices generally change 2%–5% a year and allowances typically change accordingly. Past changes do not predict any single area's 2027 rate.

What happens if my rate goes down?

Individual rate protection: you keep the higher of the new published rate or what you received on 31 December, unless you PCS, are reduced in grade or change dependency status.

Abilene/Dyess AFB

The temporary 2026 increase for the Abilene/Dyess AFB housing area (TX270) expires on 31 December 2026; DTMO says rates for 2027 "will be announced later and may be different." TX270 rates.
